Welcome to Choice Move, the choice-based lettings scheme managed by Rykneld Homes.
Choice Move offers homes to let according to the Allocations Policy set out by North East Derbyshire District Council. The policy sets out the procedures and priorities for the letting of Council housing and housing association properties in the area. The Allocations policy is currently under review by North East Derbyshire District Council. Click here to take part in the consultation.

All vacancies for general purpose and sheltered housing are advertised through Choice Based Lettings – which uses websites, newspapers and property displays to advertise available homes.

Choice Move aims to improve the level of choice available to applicants for housing whilst making sure the housing available is offered to those applicants most in need.
Everyone applying for a home is assessed according to their need and placed into one of four priority bands.
Rykneld Homes and the Council are aware there is a high demand for affordable housing in North East Derbyshire and a shortage of properties available. Choice Move aims to help people assess their likelihood of finding a home through the scheme and allow them to make well-informed decisions about their future housing options.
As well as the Allocations Policy, the Council also operates a separate Rural Allocations Policy which is also currently under review.

Multiple Viewings
Rykneld Homes now operates multiple viewings to allow up to four applicants or joint applicants to view a property.
The multiple viewing will involve:
- full room by room tour of the property
- inspection of the gardens
- discussion of a decoration allowance if appropriate
- items such as the gas/electric meters, stop tap and fireplace lighting instruction locations will be pointed out.
- informed of tenancy conditions
