Rykneld Homes manages, maintains and repairs around 8,200 Council homes.  We carry out responsive repairs (repairs you report to us), repairs to vacant homes (voids), servicing to heating appliances (gas and solid fuel) and smoke alarms.

We also carry out planned schemes to maintain and improve homes and to achieve the Government’s Decent Homes Standard.

There are different categories of repairs.  The category that a repair is given will depend on the health and safety risk to the tenants and the risk to the fabric of the building.  Where there is no risk to health and safety and no imminent risk to the fabric of the building, repairs are put on the 17-week planned repairs programme. These repairs are batched by area. 

Tenants are informed when we will be on their area to complete repairs and it will provide an opportunity to pick up other non-urgent work.
