
Rykneld Homes will keep in reasonable repair (having regard to the age, character, location and prospective life of the council property:

The structure and exterior of the dwelling including the foundations, walls and applied external finishings, floors, roofs and roof coverings, chimneys, vents, external doors and windows, including frames and ironmongery (but excluding replacement keys), surface and foul water drainage. Outbuildings within the curtiledge of the property are lockable and kept reasonably resistant to ingress by wind, rain, snow or similar weather conditions. |

The installations in the dwelling for: (a) The supply of water, gas and electricity, including pipework, consumer boards, electrical wiring (but excluding plugs and fuses); (b) Santiation, including waste and soil pipework, sinks, baths, basins, toilets (excluding toilet seats) and taps; (c) Space heating and water heating, including boilers, fitted fires, radiators, heating controls and water heaters. |
| 3 | Finishings, components and fixtures and fittings in the dwelling house including plasterwork, tiling, doors and linings and ironmongery, kitchen fittings, pipe boxings and smoke alarms. |
| 4 | External paths and steps providing access to front and rear entrance doors and Council-built outbuildings. Any other paths which are found to be unsafe will be grubbed up and cleared away. |
| 5 | Gates and clothes posts provided by the Council. |
| 6 | Boundary walls and retaining walls built and owned by the Concil. |
| 7 | Communal areas to flats, e.g. common entrances, halls, stairways, passageways, external paths, external doors and windows, yards, steps and gates. |
HOWEVER
- When a properts is sold freehold, all repairing obligations will cease. Any outstanding repairs orders will be cancelled and the owner occupier and Repairs Contractor notified accordingly.
- Where the tenant is exercising the Right to Buy under the Housing Act 1980, Rykneld Homes will only repair the structure and exterior of the dwelling to ensure that it can be kept and reasonably resistant to ingress by wind, rain, snow or similar weather conditionsand the installations referred to in 2 above.
- Repairing obligations to leased flats will be as set out in the Leaseholders section.
- Rykneld Homes will NOT repair:
(a) Any property belonging to the tenant(b) Any items for which the tenant has a repairing obligation
(c) Fencing, except in special circumstances (see the Repairs and Safety booklet of the Tenant's Handbook)
