Work to improve the homes of existing residents have commenced at Pine View in Danesmoor.  The Council and Rykneld Homes explored a range of options to deliver improvements to the site and ensure Pine View has a sustainable future.

The plans include major works undertaken on the estate, improving existing homes, bringing properties back into use and improving the layout of the external spaces.

The estate consists of 45 traditionally built bungalows. In recent years a number of properties have started to shown signs defects associated with ground conditions in the area.

Our comprehensive regeneration programme will take place over three phases;

  • Refurbishment works of 38 properties. A number of vacant and occupied properties require a minor structural works, these works are being carried out in addition to the installation of new roofs, electrical upgrades as well  as the provision of new wetrooms and kitchens where required.
  • Demolition of 7 defective properties. In this instance the works to bring these properties to a lettable standard have been deemed unviable. Demolition works are anticipated to commence April 2020.
  • Building of 9 new bungalows with the latest technology including air source heat pumps, solar pv and electric vehicle charging points. Along with the creation of additional parking bay for existing residents. Works commenced on the site in January 2022, with all homes completed in April 2023.

 

The first phase of work to improve homes on the Pine View estate in Clay Cross has now been completed. The work has included improving existing homes, bringing properties back into use and improving the layout of the external spaces.

New Roofs and New Windows

All properties retained at Pine View received brand new windows and roofs. The ‘A’ rated double glazed units will provide additional security features and improved insulation for the homes.

Lighting

To improve the security of the homes we have examined the requirements for front and rear external lighting on properties and have either replaced outdated units with new light fittings or provided new lights to homes where there was none.

Empty Properties

One of the core elements of the project is to bring the empty properties on Pine View back into occupation and offer them via our lettings process to new residents.

Work started on the first properties prior to Christmas with the intention of bringing the bungalows back into use as the work is completed.

It has been identified that some of the homes require structural underpinning works and we will be bringing in a specialist contractor, using the latest technology, to complete this.

Available properties are being let through the Choice Move system.

New Homes

Following initial surveys, major structural issues have been identified with five bungalows on the estate. It is proposed, as part of the wider plans, to replace them with seven new-build homes.

We will be completing further survey work which may result in additional properties being included, please be assured that any alterations to the proposal will be subject to further consultation.

We are proposing that two of the new bungalows will be developed for customers who may have mobility needs and require specialist accommodation. The remaining 3 homes will meet modern layout and efficiency standards in line with Rykneld’s new build standard.

These proposals, along with the planned new homes are being delivered in partnership with North East Derbyshire District Council and will be subject to securing the necessary funding and consent.

Parking and Gardens

As part of the wider upgrade of the estate we are planning to change the road layout to allow increased parking and hopefully provide one allocated parking place per property.

The development currently has a lack of private space and we are consulting with customers regarding creating individual gardens. This will help to increase security by introducing a barrier to potential intruders.

Footpaths and Street Lighting

To further improve security and reduce anti-social behaviour we would like to restrict the number of footpaths and access points which criss-cross Pine View.

Proposals include plans to remove access to the footpath which goes across the rear of the properties which back onto the factory and adjacent Beech Way.

We are also looking to include improvements to the existing street lighting by installing additional lighting columns around the roadways and parking areas. This is subject to a legal process and therefore, may be subject to change.
